First Home Buyer Incentives in Queensland (2025)
First Homeowner Grant (FHOG)
The First Homeowner Grant (FHOG) provides a one-off payment to eligible people buying or building a new home.
The grant is $30,000 for contracts signed between 20 November 2023 and 30 June 2026.
Stamp Duty (Transfer Duty) Relief / Exemptions
From 1 May 2025, first home buyers of new homes (and, in some cases, vacant land) aren’t required to pay stamp duty (transfer duty) if they meet eligibility criteria.
There is no cap on the value of the home or residential land attributed to the home for this duty exemption on new homes.
“Boost to Buy” Shared Equity Scheme
Announced in the 2025-26 Queensland Budget, this scheme offers government equity contributions to help reduce the deposit required:

Up to 30% equity for new homes

Up to 25% equity for existing homes

Eligible homes valued up to $1 million

Buyers may need as little as 2% deposit under this scheme
Eligibility & Key Points

You must be a first home buyer, meeting conditions (e.g. have not owned property before)

Be an Australian citizen or permanent resident, usually at least 18 years old

The FHOG and concessions mainly apply to new homes, off-the-plan purchases, or substantially renovated dwellings

FHOG $30,000 available until 30 June 2026
